Chimney flashing can allow roof leaks in the transition area between the chimney and the roofing materials.
Patching chimney flashing.
Apply a generous amount of roofing cement behind the flashing.
First roughen the area around the hole with a wire brush or sandpaper and then clean it.
It is attached to one side of the chimney and one side on the roof.
The only way to repair flashing is to replace it.
Use masonry nails or screws to reattach the flashing tight against the chimney.
Use a chisel to remove any hardened roofing cement.
Is it a roofing problem or is the leak caused by deteriorated brick or mortar or faulty counter flashing embedded in the masonry.
Before going up on the roof to do the replacement it is recommended that measurements are taken around the chimney so that the flashing can be ordered.

Materials required 26 gauge galvanized sheet steel for prefabricated pieces drive in expanding anchors galvanized coil stock galvanized front base flashing galvanized step flashing polyurethane caulk self adhering roofing membrane ice and water barrier.
Plug pinholes with roofing cement and patch holes up to about 3 4 inch in diameter with a patch from the same material as the flashing.
After the clean area dries apply a thin base coat of flashseal that covers the entire flashing area and extends a few inches above the flashing line.
Small holes or corroded spots in flashing can be easily repaired.
